Through this consultation all fees and services will be discussed according to your needs. As well as any concerns or questions you may have. This consultation is at no charge and is obligation free.

Our Services

• Briefing of your property requirements. The success of every property search depends on the quality of this initial briefing. To understand exactly what you want, we go through every detail up-front to capture a ful description of the essential and desirable characteristics of a property and your expectations.

       This process can be enormously valuable because we’ll advise on what you can     expect for your budget, what the best options are and help identify your priorities by focusing on your must-haves. You will learn a great deal about the issues and options in getting the right home or investment property and become clearer with your own priorities.

• Searching extensively across your target market for all properties that meet your criteria using our extensive industry network. Searching for the right property takes a considerable amount of time. This process might continue over a couple of weeks or may take months, depending on market supply and your own requirements.

       There is no limit to the amount of time we’ll spend on the search and you don’t pay us any more than the pre-agreed fee. Be wary of buyer’s agents who impose a time limit on their search as you could end up paying substantial dollars with no property at the end of the contract period or feel rushed into buying a property you’re not really happy with.

• Locating and personally inspecting potential properties. We view and research all the properties we believe might meet your needs and assess them against the comprehensive checklist developed from our initial meeting with you. We have access to private listings and properties that you wont find elsewhere. We will come across opportunities and bargains not accessible to the public or simply overlooked.

• Research and Evaluating properties of interest to determine their true market value. We will provide you with extensive knowledge and research of the areas you are targeting. We get behind the scenes of the suburb you choose to invest and assess what the local government is planning that can help assess the areas future growth potential.

       We will do your homework for you by providing a comprehensive Local Government and Area Report for places you are most interested in. Researching the property market is an ongoing task. Subtle trends may emerge that only become apparent through diligent tracking and monitoring. Through both internal and external sources we have access to this information - information that could make a significant difference to the value of your property in years to come.

For example one of our valued clients Mr & Mrs Allan from Sydney NSW purchased a property in Rockingham  Western Australia in April  2003. Its valued increased by 29% over 12 months and will continue to grow at a rapid rate  because the local Government and Area report was able to show that the extension of the Perth Metropolitan railway from the Perth CBD to Mandurah due to be completed in 2006 ,would cut the travelling time from Rockingham to the Perth CBD by 30 minutes , this would attract more people to reside to a “sea change” lifestyle ,and that the local government had committed some $20 million to redevelop the city centre which has attracted investment and employment opportunities. It also showed that the population had increased from 2001 to 2003 by 4.43% that’s 8035 people in 24 months.

• Presenting  When we find a property  that is a great match with your needs and the necessary research and evaluation  has been completed, we immediately present the property  to you for consideration.

• Negotiating the purchase or bidding at auction on your behalf. A skilled negotiator can save you lots of money.  Buying a property is usually the most expensive purchase a person will make in their life and is not something you do every day of the week (unless you are a buyers’ agent!). As we are ex real estate agents we know the tricks of the trade and the tactics. We have access to information through our resources in most areas throughout Australia.
  

Traditionally, agents have a vested interest to make the sale rather than ensure you are buying what you really want! We have the same access to information that is not available to the general public, expect we use this information to further your interests, not the vendors or their agents.

• Other Services - we will arrange all related services, such as building and pest inspections and strata searches, property managers for investment properties, solicitors and conveyancers, financiers, tax consultants and insurance if required. If you have your own preferred service provider in these related areas we are happy to coordinate with them.

Guardian Buyers Agent specialises in purchasing property for clients based overseas, including the The Gulf region, United Kingdom, Singapore, and Indonesia.   Whether you are returning home, relocating or looking for an investment property, GBA can help you at every step of the purchasing process by carrying out the full search, locating, evaluating and negotiating the process on your behalf.

We understand the additional requirements and special challenges of buying property remotely and we tailor our service to overseas buyers to make sure that every detail is taken care of.

In addition to the detailed written reports on potential properties, we will provide you with digital photos, videos, floor plans and location maps.  We will also arrange all related services, such as building and pest inspections and strata searches, property managers for investment properties, solicitors, mortgage brokers, tax consultants and insurers.  We can arrange for inspections by family or associates if required.  If you are personally able to inspect.

Foreign Investors

If you not an Australian citizen and do not have a permanent resident visa for Australia, limitations are placed on the type of property you can purchase and your property purchase needs to be approved by the Foreign Investment Review Board (FIRB).   Foreign investors can apply for FIRB approval to acquire residential real estate in Australia but approval subject to strict conditions.

You will generally not be permitted to purchase established property, that is houses or apartments that have been sold or lived in before. Approval is normally given for foreign investors to buy properties in the following two categories only.

• New and ‘off-the-plan' apartments and townhouses You can normally buy property that is newly constructed and has never been occupied or previously sold, property that is under construction or property where construction has not yet started (known as buying ‘off-the-plan’). This typically applies to apartment and townhouse developments. However, no more than half the dwellings in any one development may be sold to foreign interests.
• Vacant residential land  Approval to buy is given on the condition that continuous construction of a dwelling starts within 12 months of the purchase.

We will be happy to discuss the options available to you and we will only present property for your consideration that you can legally purchase. We will also assist you with obtaining your FIRB approval by preparing and lodging your FIRB approval.

We live by the belief that no two clients' needs are the same and as a result, our fees vary on the level of service required A quotation will be formulated after our initial obligation free consultation.

What should I do before engaging Guardian Buyers Agent?
