How We Serve Our Clients

 

Your introduction to Guardian Property Specialists is a process that is treated with care. You need to be confident and clear about what to expect when contacted by us and we need to understand your needs and expectations. Your experience with our company should be comfortable and enjoyable.

It is important to note that we do not give property investment recommendations. We view an investor’s criteria and present properties that can potentially meet that criterion. In other words, you evaluate the properties with the research provided and make your own informed decision.

We maintain regular contact with you to ensure everything is on track, clear and is meeting with their satisfaction.

 

Appointment Process

A brief of your needs completed by you begins the process with the first appointment at our office or a location that suits you.

When you contact us seeking to build an investment property portfolio, there is important information required prior to booking the appointment: -

  1. Your finance is pre-approved.
  2. All the decision makers will be present at the appointments.
  3. You are ready to attend approx. 2-3 consecutive appointments. (Free of Charge).

 

Appointment Objectives

  • You are comfortable with your decisions and experience no pressure selling.
  • Understand your purchase.
  • The properties meet your criteria and your investor profile.

In most cases, there are two appointments required, but depending on your needs, there may be a third meeting scheduled before a property is selected.

 

 

1st Appointment

The first appointment is usually an introduction to the property investment market and seeks to understand the needs of you as the investor, in great detail. Rarely does it venture into selecting property.

The following factors are addressed: -

  • Proceed at the pace you are comfortable with.
  • Help you gain confidence with investing in property.
  • Present investment property benefits and pitfalls.
  • Explain the purchase process so clients know what to expect.
  • Carry out a comprehensive client needs analysis.
  • You are asked to prepare questions that arise, to be addressed in the 2nd appointment.

Depending on your request for information, you are given sample property research reports including: -

    • Property investment analysis.
    • Property research report.
    • Property Investment Guide Booklet.

 

2nd Appointment

A selection of investment properties is presented that best aligns with your needs. This includes research, analysis and plans for site visits to the properties you are most interest in for a final decision.

  • Answer questions that arose after the 1st appointment.
  • Review the 1st appointment and double check that the information from your needs analysis is correct and remains unchanged.
  • Based on your criteria from 1st appointment, narrow down the options for consideration. For example, whether you need immediate tax relief from a property near completion, high depreciations to provide needed tax deductions or a property to move into years later.
  • Three properties are usually presented with researched information on the property and the local area. The aim is to provide as much information as possible so that you can make an informed decision. All options are presented with a Property Investment Analysis (PIA) performed. This is a sensitivity analysis on the property against your profile. For example, if rent is reduced, it will show how it will affect your net weekly income.
  • Site visits are arranged for the properties you express interest in visiting, although seasoned investors are happy to go ahead before a site visit.
  • Decide on the property and begin the sales process.

If a client is not ready to make a decision on that day, they are encouraged to take their time and raise any concerns to be addressed at their own pace. Buying interstate usually leads to a third appointment, especially when site inspections are requested.

 

 

3rd Appointment 

In 20-30% of cases, we may need the third appointment.

  • Review 1 and 2 appointments then address any concerns,
  • Arrange an Interstate trip if required.
  • Decision made.

 After the decision has been made we explain process of what happens next.

  • We submit a sales advice with your solicitor and to the developer to take the property temporarily off the market.
  • We send the Sales Advice to all the relative parties, finance, solicitor and vendor and his solicitor.
  • Follow up with your finance in terms of more information they may require. For example, the front page of the contract and a rental appraisal.
  • Meet with valuer to inspect the site and to make sure the price is close to the estimated market price or below.
  • When finance is unconditionally approved, arrange a time for you to sign a contract of exchange. In some cases, you can sign a contract subject to finance, depending on the vendor’s terms conditions of sale.

Once the property has exchanged we send you a letter noting the steps to be taken before settlement. This includes: -

  1. To organise the Property Management of property.
  2. Notify settlement date if known at that stage.
  3. Need to confirm finance 4 weeks prior to settlement.
  4. Arrange a final inspection of property 1-2 weeks prior to settlement.

 Once the property has settled, a settlement pack will be sent compliments of Guardian Property Specialists that includes: -

  1. Congratulation letter for the settlement of your property.
  2. Gift vouchers for department stores or a restaurant local to you.
  3. An additional surprise gift.

 

After Sales Service

After you purchase an investment property, Guardian Property Specialists, as part of our service commitment to you, will contact you every 3 months. By email or phone, we will provide you with research literature, construction and market updates.

From six months to two years, most investors revisit their property investment portfolio with their financial service provider with the intention to purchase another property. By that time, your positive experience with GPS means we can look forward to serving you again with your next property.
